Vacation rental management, done differently

A property manager who actually knows your condo.

I manage a small portfolio of vacation rentals on the Alabama Gulf Coast, and I stay close to every owner and every property. Your place gets real attention — not just a listing in someone's system.

One flat 22% fee. No annual charges, no guest-facing junk fees.

More annual revenue per unit than area competitors — while keeping owner costs low.

One flat management fee. No fee stack, no annual charges layered on top.

A real person to call, text, or email. No automated phone lines, ever.

Before a guest ever books

More than managing the reservation.

A big part of what I do happens before anyone books. I look at your property the way a guest would, and figure out what will make it appealing, comfortable, and competitive.

Styling and presentation are part of onboarding — and they're a big reason properties succeed. I do a full audit of your condo, then give you specific recommendations on furniture, décor, layout, photos, and amenities. The goal is a place that looks good online, feels good in person, and gives guests a reason to choose it over the unit next door.

My job is to tell you what's worth doing — and what isn't — before you spend money you don't need to.

“

You choose how involved you want to be.

Some owners love being hands-on with the styling details. Others would rather hand me the direction and let me run with it. Both are completely fine.

Pricing & revenue
We consistently bring in 25–28% more annual revenue per unit than our competitors, while keeping costs low — including damage waivers from guests that cover anything broken during a stay, so those repairs don't come out of your pocket.
Property presentation
Styling, setup, photography recommendations, listing presentation, amenities, and the small details that make a property stand out from everything else on the market.
Active rental management
Pricing, calendar adjustments, promotions, minimum-night settings, guest communication, reservations, turnovers — the day-to-day details that keep bookings moving.
Hands-on oversight
I stay involved when something needs attention, coordinate with cleaners and vendors, and keep an eye on the property — so a small issue gets handled before it becomes a bigger one.
Pricing you can actually follow

A management model that's easy to understand.

I don't build my model around a long list of owner fees or extra guest-facing charges. Here's the difference, side by side.

What you often see elsewhere

Big managers tend to layer charges on top of charges.

Management fee the headline number
Booking & tech fees per reservation
Annual / program fees every year
Guest-facing service fees hurts your bookings
Marketing & markup add-ons hard to track

How I do it

One number, so you can see where your money goes.

22% flat

Ongoing management fee. No annual fees on top of that.

There's an initial styling & setup process for new properties, because I want to put a condo on the market that's ready to compete. The amount of work varies, and I'll always explain what I recommend — and the cost — before anything is done.

A good fit

Who I work best with.

You want real attention Owners who'd rather have someone genuinely paying attention to their property than a name in a queue.
You value a direct line Call, text, or email — you reach a real person, not an automated system.
You appreciate a small portfolio I keep my portfolio intentionally small so I can stay involved in every property I manage.
